Terms & conditions of booking

Please read these terms carefully. By booking with Sunlit Villas you agree to them and to our Cancellation Policy.

1. About us & these terms

Sunlit Villas arranges holiday rentals of privately-owned villas across Cyprus, acting as booking agent on behalf of the property owners. These terms govern the contract between you (the lead guest) and Sunlit Villas for your booking.

2. Making a booking

The lead guest must be at least 18 years old and is responsible for all members of the party. When you book, we hold your dates while payment is processed. Your booking becomes a binding contract once we confirm it and your deposit has been received; we aim to confirm within 24 hours.

3. Minimum stay

Minimum length of stay varies by villa and by season — peak dates generally require a longer stay than quieter ones. The minimum that applies to a villa is shown alongside it, and the minimum for your particular dates is confirmed when you check availability for those dates. If your dates fall short of it, the minimum that applies is shown to you before you can book.

4. Prices

Rental prices are quoted per night, or per week (seven consecutive nights), as shown. All prices are inclusive of VAT and any applicable local taxes — the total shown is the amount you pay. Prices, descriptions and photographs are a guide and may be updated before you book; the price confirmed at the time of booking is the one that applies.

5. Payment

A deposit of 30% of the rental cost is payable to confirm your booking and is non-refundable. The balance is due by the date shown on your booking confirmation. If the balance is not paid by its due date we may treat the booking as cancelled. Payment is made online by card, PayPal or the other methods offered at checkout, and is processed securely by our payment provider. Your dates are secured only once payment has been received.

6. Refundable security deposit

A refundable security deposit of €250 applies to every booking. It is returned to you within 7 days of checkout, subject to no damage, excess cleaning or breach of the house rules. Where the cost of any damage exceeds €250, you remain responsible for the difference; our claim is not limited to the security deposit.

7. Changes & cancellation

If you need to cancel or change your booking, use the cancel button on your booking page or notify Sunlit Villas in writing by email — you do not need an account, and you do not need to contact the property owner. Cancellation charges apply as set out in our Cancellation Policy. We strongly recommend travel insurance. If the owner has to cancel, we will offer a suitable alternative or a full refund; no further compensation is payable.

8. Arrival & departure

Unless stated otherwise on the villa, check-in is from 16:00 and checkout is by 10:00. Late checkout may be possible by prior arrangement and can carry an additional charge at the owner's discretion; it cannot be guaranteed unless agreed in advance.

9. Occupancy

The number of guests must not exceed the maximum stated for the villa, and the property may not be sublet. Unauthorised additional or overnight guests are not permitted. Breach may result in the booking being terminated without refund.

10. Events & parties

Events and parties are not permitted unless agreed by us in writing in advance. This includes gatherings that exceed the declared number of guests, amplified music, professional catering or hired equipment. Unauthorised events may result in immediate termination of the booking without refund.

11. Your responsibilities & damage

Please treat the villa and its contents with reasonable care, keep noise considerate to neighbours, and leave the property in a reasonable state. Fair wear and tear is expected; breakages or damage beyond that are chargeable. Please report any breakage or issue to us during your stay so it can be put right.

12. Utilities & extras

Ordinary use of utilities is included. Some optional extras — for example pool heating — may carry an additional charge, which will be advised at the time of booking or on request. Air-conditioning should be used only while rooms are occupied and with external doors and windows closed.

13. Liability & circumstances beyond our control

Except in the case of death or personal injury caused by our negligence, Sunlit Villas accepts no liability for loss, damage or injury during your stay, including from the use of pools or spas, which are unsupervised. We are not liable for failures caused by circumstances beyond our reasonable control (force majeure), including extreme weather, natural events, or temporary failure of equipment or utilities.

14. Complaints

If something is not right, please tell us during your stay so we have the opportunity to resolve it. We may be unable to consider complaints raised only after you have departed if they were not reported at the time.

15. Data protection

We handle your personal information in line with our Privacy & Cookie Policy.

16. Governing law

These terms are governed by the law of the Republic of Cyprus, and the Cypriot courts have jurisdiction over any dispute.
